What they want is a bit more peace and quiet and privacy, but above all the feeling that the house was designed and built just for them, and that they had an input into the project right from the beginning. And it need not be any more expensive!
But where do you start? Certainly not by trekking round scores of developers’ showrooms, the result being only blisters and a feeling of deja vu, as each development looks more and more like the last one you saw. Surfing the web is less tiring, but equally frustrating. The simple truth is that there are relatively few specialist ‘design and build’ companies in Cyprus – many developers will allow you to make small cosmetic alterations to one of their standard designs, but to do anything more significant would involve them in more time and expense in submitting a new building permit application, and most simply don’t want the hassle.
So, if you want a genuine ‘design and build’ project where we literally start with an empty plot and a blank sheet of paper for your dream design and specification, you need look no further than our unique service. Don’t worry though – we won’t expect you to be an architect or a builder – just tell us the features you like, such as arches, pitched roof with tiles or a flat roof (possibly with a roof garden), a modern or more traditional feel, practical features such as a utility room, an open plan interior or perhaps a separate kitchen, the configuration of bathrooms (bathtubs or showers), size of swimming pool – the list is limited only by your imagination. We will then work with our recommended architects and come up with a design for your consideration and input. Often, as clients have a limited time in Cyprus, we will listen carefully to your requirements and show you some previous designs that contain many of your chosen features, and then fine-tune it to your exact requirements.
But before all this, however, we need to find you the ideal location – the house design comes later. Many people have the misconception that if you want a ‘design and build’ project you must first buy a plot of land, then find a reputable architect and builder. This method, however, can be fraught with risk, not least the worrying possibility that what you thought was the dream plot ends up being refused planning permission, or the cost of installing mains electricity is £20,000 alone. With a ‘design and build’ project arranged through us and our carefully-chosen associates, you have the peace of mind that what you are getting is an all-inclusive price and a contractual obligation from the developer to deliver you a finished house to the exact agreed design and specification, with mains electricity connected and all your requirements costed into this fixed price. Some other items may also quoted as optional extras for you to possibly confirm during the building period.
Regarding the contract and all other legal and financial issues, such as stage payments, currency transfers to Cyprus, and every other aspect of the transaction, you will be guided by us and our expert associates, including lawyers in Cyprus. You are, however, free to choose any other professionals you wish – ours are only recommendations.
All you need to do, then, is let us know your preferred locations and/or important considerations like proximity to local shops and other services, sea or mountain views, privacy, and any other things which are particularly important to you, and we will use our extensive knowledge and experience to come up with several possibilities which will fit the bill, each with its own particular features and uniqueness.
