Arodes Mr. & Mrs. B. came to us quite late in their search for that 'perfect plot' - although they had made several contacts on previous visits to Cyprus, they wanted to cast their net as wide as possible.

Another concern was the quality of design and build - they had made contact with quite a few individual landowners, but it became clear that the work would be undertaken with jobbing builders rather than established developers.

The target area was the north west of Cyprus, from Droushia to Peristerona, and the plot had to be a minimum of 2000m2 with sufficient building density allowance to build a house of more than 200m2. This restricts the possibilities, because many rural plots, particularly in environmentally-sensitive areas like Droushia, can have density allowances as low as 5% of the land area, and only single-storey designs are allowed.

After showing Mr. & Mrs. B. a selection of plots owned by long-established specialist builders, we came up with this 3000m2 plot outside Arodes village, with a spectacular view down to the sea. The developer is also a very experienced and highly-qualified architect, and he came up with a design which blended perfectly with the surroundings, as well as incorporating the client's needs such as underfloor heating and a workshop, and all within budget.
